This type of preventive maintenance also pays for itself by making the unit more efficient, safe, and reliable. Often, an HVAC technician can spot a ten dollar part that needs replacing now, versus letting it go can end up costing hundreds of dollars more in the future. The old adage is true – “an ounce of prevention is worth a pound of cure.”  Keeping your condensers and air handling units maintained well saves you money in the long run.

Some examples of regular preventative maintenance for your air conditioner are:

  • clean outside condenser
  • check contactors
  • test capacitor
  • check amp draw compressor
  • check amp draw fan motor
  • check for side play in fan motor
  • check evaporator for cleanliness
  • check filter
  • check blower fan and clean if necessary
  • check thermostat operation
  • check side play of blower motor
  • Amps blower motor

A few examples of regular furnace maintenance are:

  • clean or blow out inside cabinet
  • check blower fan and clean if necessary
  • tighten electrical connections
  • test gas manifold pressure
  • test pressure switch
  • test over temp limits
  • check amp draw blower motor
  • check amp draw on inducer motor
  • change filter
